Conundrum Residential Property Income Fund II

The Conundrum Residential Property Income Fund II, launched in the
fourth quarter of 2006, has committed equity of $142,500,000, including
a $5,000,000 commitment from Conundrum.
The strategy is to target properties in the affordable multi-unit
residential market. The Fund’s focus is in Canada’s largest urban
markets and surrounding geographic region, The Greater Toronto Area.
The primary building type is high-rise.
Target properties acquired are those where Conundrum believes
professional property and asset management combined with capital
improvements especially in the area of energy efficiencies and utility
management will result in strengthened cash flows and value
appreciation.
In keeping with this strategy, the Fund has been fully deployed through the acquisition of twelve high-rise
buildings containing a total of 3,013 suites.
